Valeur patrimoniale

This historic place has aesthetic value as an example of a 1920s kit-style home in the Arts and Crafts style. Built in 1921 the Eaton "Eagerville" model home, is one of four remaining mail-order or "kit" homes in Smithers, and the only Eaton model.

It has social/cultural value as a rare remaining example as a residential home located one block from the retail centre on Main Street.

It also has historical value due to its connection to Smithers first permanent doctor, Dr. Cecil Hankinson and later the Kilpatrick family, of which Norman Kilpatrick was Smithers' second postmaster from 1928-1963.
